Am I Approvable?

You MUST APPLY in order for us to say whether your application is approvable or not.

But BEFORE you spend $50 to apply, here are some things you might want to consider, things we DON'T want to see on your rental application:

  1. An EVICTION
  2. MONEY OWED to a past landlord
  3. Your monthly NET income is LESS THAN 2.76 TIMES THE RENT (Monthly Net income is after tax withholding, so it is your "take home" pay)
  4. Credit score BELOW 600?
  5. More than 2 accounts in COLLECTIONS (in last 12 months)
  1. More than 1 LATE RENT PAYMENT (in last 12 months)
  2. Serious CRIMINAL HISTORY
  3. An OPEN BANKRUPTCY
  4. Dogs under 1 year old or un-neutered (pet decision requires application)

This is to help you decide if you want to apply. Just because you don't have any of the above problems doesn't mean you are or will be approved. You must APPLY in order for us to make that decision.

ATTENTION!

If you have ANY of the following then chances your application will be approved are very low:

  1. Any EVICTIONS in the last 7 years.
  2. OWE MONEY TO A FORMER LANDLORD, for rent or damages.
  3. Have any SERIOUS CRIMINAL HISTORY, charges presently pending or convictionsin the last 7 years.
  4. Have a PET DOG OR CAT that is less than 1 year old, has not been spayed or neutered,has bitten anyone or (if a dog) is on the "restrictedbreed" list.

More information for you:

The following are 4 of the factors considered in screening a rental application:

1. CREDIT SCORE

We want to see a score of 600 or more on at least ONE ADULT in the household.
We DON'T want to see...
  • A report showing NO OPEN CREDIT accounts or NO CREDIT SCORE
  • Score of less than 575
(Scores of 575-599 considered on a case-by-case basis, with no guarantee of acceptance.)

2. RENTAL REFERENCE

We want to see at least 1 year renting at the same address.
We DON'T want to see...
  • Rental references from friends or relatives
  • you live in a hotel, RV or rent a room
  • no info provided for us to contact your landlord
(If your landlord won't return our calls, FAXes or emails, then we can't help you.)

3. EMPLOYMENT REFERENCE

We want to see at least 1 year on the same job, with same company.
We DON'T want to see...
  • you are moving here to look for a job (unless your partner works and qualifies on his/her own)
  • you are unemployed or on temporary disability compensation
If you are self employed then it is up to you to PROVE your income.
(Transferring here with a current employer is acceptable.)

4. RENT PAYMENT HISTORY

We want to see all rent payments made on time..
We DON'T want to see...
  • More than 1 LATE RENT PAYMENTS in the last 12 months
  • You pay your rent to someone other than the property owner or manager
